Collateral and structure that hold up in a downturn

Cash flow coverage with genuine margin for error

Covenants that mean something if breached

A borrower whose incentives run the same direction as ours

Risk considerations

Credit risk is asymmetric — the best outcome is being repaid as agreed. We underwrite for the downside first, since there's little additional reward for underwriting less carefully.
